Finish-outs, specified so nothing is decided twice

Some homes come to me already framed, already under contract, or already handed over with a builder allowance sheet and a deadline. The design work here is fast, specific and heavily documented: choose the whole palette at once, write it down properly, and give the builder something orderable.

This is also the service most often used by clients purchasing a spec home or finishing a second home from out of state.

One palette, whole house

Finish-outs fail when selections are made room by room under time pressure. Everything is chosen against a single palette so the flooring, tile, cabinetry, counters, plumbing, lighting, hardware and paint agree with each other and with the architecture of the house.

Specifications, not screenshots

Each selection is documented with manufacturer, model, finish, size, quantity and location. That document is what your builder orders from and what protects you when a product is discontinued mid-build, because the replacement decision gets made by design rather than by whoever is on site that morning.

Allowance reality

Builder allowances are estimates, not promises. Part of the work is showing you where a selection lands relative to allowance and where an upgrade genuinely changes how the house feels, versus where it just changes the invoice.

We already have a builder allowance sheet. Can you work from it?
Yes. I use it as the framework and will show you clearly where selections land against each allowance line.
How quickly can selections be made?
It depends on the size of the house and how quickly decisions can be reviewed, but the point of this service is speed with documentation. Timelines are set together at the start rather than promised in advance.
Can you handle exterior selections too?
Yes. Stone, siding, roofing, trim and exterior paint are part of the same coordinated package.
